ICF Construction Timeline: How Long Does It Take?

One of the most common questions we hear: "Does ICF take longer to build?" The answer may surprise you.

The Short Answer

ICF construction takes approximately the same time as wood frame—and sometimes less. While the wall phase is slightly different, overall project timelines are comparable.

Phase-by-Phase Timeline

Pre-Construction (4-8 weeks):

  • Design and engineering
  • Permitting
  • Site preparation

Same as wood frame

Foundation (2-3 weeks):

  • Excavation and footings
  • Foundation walls (often ICF)
  • Slab or basement floor

Similar to wood frame, may be slightly longer for ICF foundation walls

Walls (2-4 weeks):

  • ICF form stacking and bracing
  • Window/door bucks
  • Concrete pour and cure

Slightly longer than framing, but walls are complete and insulated in one step

Roof (2-3 weeks):

  • Roof framing or trusses
  • Sheathing and roofing

Same as wood frame

Time Savings: ICF eliminates several steps required in wood frame: exterior sheathing, house wrap, separate insulation installation. These savings often offset the slightly longer wall phase.

MEP Rough-In (3-4 weeks):

  • Electrical, plumbing, HVAC

Similar to wood frame—utilities run in interior walls and chases

Finishes (6-10 weeks):

  • Drywall, paint, flooring
  • Cabinets, fixtures, trim

Same as wood frame

Total Timeline

A typical custom ICF home: 6-10 months from permit to move-in, depending on size and complexity. This is comparable to quality wood frame construction.

Weather Advantages

ICF construction can actually be faster in some conditions:

  • Once walls are poured, interior work can proceed regardless of weather
  • No waiting for multiple material deliveries (framing, sheathing, house wrap, insulation)
  • Concrete can be poured in a wider range of temperatures than commonly believed
