ICF construction. Net-zero energy. DOE Zero Energy Ready certified. Passive House certified. The only Austin builder with all four — and the 2026 ICF Builder Award to prove it.
Every ATB home is built on five interdependent systems. Remove any one of them and the performance equation breaks down.
The envelope — walls, roof, foundation, and windows — is the single most important determinant of home performance. ATB uses ICF (Insulated Concrete Form) construction for all exterior walls, achieving R-values of 40–50+ with continuous insulation and zero thermal bridging. No stud wall system can match this. The ICF envelope also delivers structural capacity to resist winds over 250 mph and a 4-hour fire resistance rating.
Air leakage accounts for 25–40% of heating and cooling energy loss in conventional homes. High performance homes target blower door results below 1.0 ACH50 — the Passive House standard. We design for air tightness from the start, detail continuity through every penetration, and verify performance with a third-party blower door test before drywall. If it doesn't pass, we find and fix the leaks.
An airtight building requires intentional ventilation. We integrate Energy Recovery Ventilators (ERVs) in every build — delivering a continuous supply of filtered fresh air while recovering 70–80% of the conditioned air's energy before exhausting it. The result is exceptional indoor air quality without the energy penalty of simply opening a window in a Texas summer.
A high performance envelope dramatically reduces heating and cooling loads — which means the HVAC system can be right-sized rather than oversized. Right-sized systems run longer cycles, dehumidify better, use less energy, and last longer. We perform Manual J load calculations on every project and specify heat pump systems capable of efficiently serving both heating and cooling in Central Texas's climate.
Once the first four pillars are in place, the reduced energy load makes net-zero energy achievable with a modestly sized solar array. We design every home to be solar-ready and net-zero capable — with properly oriented roof planes, pre-run conduit, and load calculations that inform the system size needed to reach net-zero or net-zero-ready status.
Wood framing, steel framing, SIPs, CMU block, spray foam — every conventional wall system has a fundamental limitation that ICF doesn't share. Wood frames conduct heat through every stud. Steel conducts even more. SIPs panels have thermal bridges at every spline. CMU has no insulation at all without an add-on system.
ICF eliminates all of these issues simultaneously. The concrete core provides thermal mass — absorbing heat during the day and releasing it slowly at night, dampening temperature swings that would otherwise require constant mechanical intervention. The continuous EPS foam on both sides provides uninterrupted insulation with no thermal bridging.
The result is a wall that maintains interior temperatures more stably, heats and cools more efficiently, resists weather more durably, and lasts indefinitely without the rot, pest, or mold vulnerabilities that limit wood-frame life spans.
We are Nudura ICF specialists — the same system used in the award-winning GSR Observatory and Seven Creeks Ranch projects.
Claims are cheap. Certifications are independently verified.
DOE Zero Energy Ready Partner
ATB builds to DOE Zero Energy Ready Home Partner — including HERS scoring, blower door testing, duct leakage testing, and mechanical system review. Our homes are independently tested, not self-reported.
Certified Passive House Builder (PHIUS)
Passive House certification requires mastery of thermal bridge-free design, ultra-tight envelope construction, and mechanical ventilation physics. The certification process is demanding — which is why most builders who discuss Passive House haven't earned the credential. ATB has.
2026 ICF Builder Award + People's Choice Award
Both awards won in 2026 for the GSR Observatory project — the largest private observatory in North America, built entirely with ICF and designed to net-zero energy standards.
These terms get conflated constantly. Here's what they actually mean — and what ATB can deliver.
The home produces as much energy as it consumes on an annual basis — typically verified by utility data over 12 months. Requires solar PV sized to match the home's consumption. ATB designs every home for net-zero readiness and can fully spec and coordinate solar installation.
The home is built and wired for solar but solar is not yet installed. All the envelope performance, mechanical systems, and electrical infrastructure are in place — solar can be added at any time. The DOE Zero Energy Ready certification covers this tier and ATB is a certified ZERH partner. All the envelope performance, mechanical systems, and electrical infrastructure are in place — solar can be added at any time.
A specific performance standard — not just an energy label. Passive House requires heating and cooling energy use below 4.75 kBtu/ft²/year, blower door result below 0.6 ACH50, and no thermal bridges in the envelope. It is the most stringent standard and ATB is one of the very few Texas builders certified to deliver it.

A high performance custom home delivers measurably superior results in energy efficiency, indoor air quality, structural durability, and comfort compared to code-minimum construction. True high performance homes achieve HERS scores well below 50, pass rigorous blower door tests, and use construction systems — like ICF — that eliminate the thermal bridging and air leakage inherent in conventional wood framing.
High performance ICF custom homes in the Austin area typically range from $350–$600+ per square foot depending on finish level, site conditions, and complexity. The ICF premium over conventional framing is typically modest — and is offset over 7–12 years by lower energy bills, reduced insurance costs, and far lower long-term maintenance expenses.
ATB is a Green Builder, a Certified Passive House Builder, and a certified ICF builder. We are the 2026 ICF Builder Award winner and 2026 People's Choice Award winner — the only Austin-area builder holding all of these credentials simultaneously.
ICF (Insulated Concrete Form) construction uses reinforced concrete walls surrounded by continuous EPS foam insulation. The result is R-values of 40–50+ with virtually zero air infiltration, 250+ mph wind resistance, 4-hour fire ratings, and immunity to mold and termites. No wood-frame wall system can match this combination of performance attributes.
